Our software enables the customer design a project to suit their budget and vision. Once all the necessary parameters have been input the system immediately returns a fully interactive 3D model, which the client can amend as desired to ensure you are getting exactly what you want every time.

Briefing

Your ideas – the designer will be able to tell you what will look good as well as be functional.

Be flexible. If you are too fixed in your ideas, the architect/designer won’t have any room to design and come up with exciting ideas you haven’t considered – let the designer design

Sort out exactly which of the following services Arko will be providing

  • Site selection.
  • Design – initial sketches through to final plans.
  • Budgets.
  • Managing the building process, getting building consent, selecting the builder and various subcontractors and liaison with the council over completion of the project.
  • Interior design and selection of furnishings and appliances.
  • Landscaping.

 Once the brief is complete we will commence design working in the following stages

Concept Design

At this stage a design concept is prepared based on the brief and an analysis of your requirements.
Zoning and planning. Sketch design usually takes the form of freehand 

These include 3-D perspective views to help you visualize the building.

Options may be presented.

Your comments and further thoughts are then incorporated into the design.

Design

Contract Documentation

This stage is often referred to as Contract Documentation. It is the most work-intensive phase for Arko and involves preparation of detailed working drawings that will be used to obtain a Building Consent and to obtain accurate building prices or tenders. A written specification is also prepared which may include conditions of contract.

Construction Phase

At construction stage, what was on paper now becomes a building We assist you select building contractors, obtain competitive pricing and formalize a building contract. We then "observe" construction and administer the contract carrying out various functions such as:

tender analysis

regular site visits and meetings

clarifying details with the builder

monitoring construction progress and adherence to documents

processing variations to the contract

certifying monthly builders progress claims

final inspections and preparation of defects list

checking final accounts
